In the past ten years, Evergrande Real Estate Group Limited led by Xu Jiayin has undergone hypernormal and great-leap-forward development with the number of its employees ranging from several dozen to nearly 5000, its popularity from unknown influence to ranking among Top 10 Chinese Real Estate Enterprises and its scope from being based on Guangzhou to being laid out throughout China, showing the development process of an enterprise from small to big and from weak to strong and tentatively displaying an embryo of a stronger and bigger world-class enterprise.

With respect to the development of real estate, Evergrande Real Estate Group Limited puts forth effort to implement masterpiece strategy and form an international brand. So far, it has 48 series of projects such as Evergrande Palace, Evergrande Metropolis, Evergrande City, Evergrande Oasis and Evergrande Splendor in 22 main cities such as Guangzhou, Tianjin, Shenyang, Wuhan, Kunming, Chengdu, Chongqing, Nanjing, Zhengzhou, Luoyang, Changsha, Nanning, Xi’an, Taiyuan and Guiyang winning more than 30 national-level special honors such as “Famous Chinese Buildings” and “Successful Real Estate Development Model in China” as one of the real estate enterprises with the maximum land reserve in China.

With respect to promotion of Guangzhou urban construction, Evergrande Real Estate Group Limited has effectively promoted the construction of municipal infrastructure for its large-scale development so that a benign pattern of interactive development has been formed through urban construction and real estate development. For instance, the first project of Evergrande Real Estate Group Limited – Splendor Garden is the first large-scale building in Haizhu District and a project layout of “three gardens and one city” has been formed in Gongye Avenue after over eight years of construction. After that, Evergrande Real Estate Group Limited has always played a leading role in Guangzhou urban operation and continuously developed buildings, all well facilitating the development of regional economy. For this reason, Evergrande Real Estate Group Limited was awarded the title of “Top 50 Urban Operators in China” and Xu Jiayin was appraised as one of “Ten Persons with Outstanding Contributions to Promotion of Urbanization Process in China”.

As a deputy of Guangzhou Municipal People’s Congress, Xu Jiayin has put forward his proposals for the construction of Guangzhou and other cities in recent years, for instance, Proposal for Improvement of Land Distribution of Twin Towers –Guangzhou New Urban Landmark Building and a few other creative proposals gained great attention of the government. Another instance is that he participated in the formulation of Technical Regulations on Guangzhou Urban Planning and Administration (Draft) and put forward a number of reasonable proposals for Guangzhou urban planning, especially the planning of important areas such as both banks of the Pearl River and Baiyun New Town, which was affirmed by relevant department.

II. Aim at transcendence to make great contributions to the development promotion of non-public economy

Under the leadership of Xu Jiayin, Evergrande has made great contributions to the country and the society while expanding rapidly. In addition, it has donated 125 million yuan to charity organizations. As 48 projects of Evergrande Real Estate Group Limited in 22 Chinese cities are on sale, Evergrande Real Estate Group Limited will continue turning over a large amount of taxes to the country and local authorities.
Xu Jiayin has set up a modern business administration system and successively explored “Evergrande mode” for the development of private enterprises. Xu Jiayin has established a corporate organization focused on operation of development strategy, tracked and adopted world-class management experience with global vision and firmly put an end to the appearance of disadvantages of private enterprises such as family management to progressively grope for a modernized and internationalized business operation and administration mode suitable for its own development. It has formed three levels of management systems – the board of directors, the investment commission and the team of managers which are mutually restricted to evade the risk. The group company and the subsidiary are linked through property rights and management rights are transferred while supervision mechanism is strengthened.

Xu Jiayin summarized the management mode of Evergrande at the Commendatory Meeting for Top 100 Guangdong Private Enterprises, which was extensively paid attention to and highly thought of by various circles of society and called as “Evergrande mode”. Relying on outstanding achievements in private enterprise management, Xu Jiayin has been engaged as professor and research supervisor of Wuhan University of Science and Technology, where he has taught a number of excellent postgraduates of management.

III. Strive vigorously to advocate good faith and get devoted to regulating sector order and building a sound operation environment

When Evergrande Real Estate Group Limited was established, Xu Jiayin set up a corporate development strategy – “set up a brand through quality and make great achievements in good faith” to be dedicated to regulating sector order and building a sound operation environment.

After years of exploration, Evergrande Real Estate Group Limited has set up process quality control and excellent production mechanism adapted to its development and formed an internal standard control system for each sector in terms of house handover, certificate handling, school running and operation in good faith as well as high quality service. For instance, it has formed a masterpiece engineering production line with masterpiece planning, construction supervision and quality evaluation and Standards for Masterpiece Engineering for the development of residential housing. While operating in good faith, Xu Jiayin has actively proposed setting up a “good faith alliance” in the residential housing sector and formed a “good faith alliance” with over one hundred undertakers to reach common understanding of further regulated operation and market environment purification.

Moreover, as deputy chairman of China Enterprise Confederation and deputy chairman of China Enterprise Directors Association, Xu Jiayin advocates “Sunshine Declaration” with good faith as the core to the whole society which involves the following: first, set an idea of operation in good faith and build a good environment of operation in good faith; second, observe the principle of fair competition market. Third, regulate business administration and sale, observe the contract, provide consumers with quality products and service and actively safeguard legal rights and interests of consumers.

Xu Jiayin will invest nearly 60 billion yuan to promote the urban construction of Zhengzhou and Luoyang

I. For feelings for Henan Province where Xu Jiayin comes , he will invested 60 billion yuan in Zhengzhou and Luoyang

When Evergrande Real Estate Group Limited adhered to harmonious development and makes great-leap-forward development, Xu Jiayin always pays close attention to the construction and economic development of Henan. Evergrande will invest nearly 60 billion yuan in Zhengzhou and Luoyang to build a few large-scale projects, which will have great influence on economic development and urban construction as well as improvement of living standards of the people. Relevant leaders of Henan Province, Zhengzhou City and Luoyang City all think highly of the huge investment of Evergrande Real Estate Group Limited. In addition, in the capacity of chairman of Guangdong Henan Chamber of Commerce, Xu Jiayin has actively helped to bring about economic interaction and development between Guangdong and Henan and called on a number of businessmen from Henan Province to join in the construction of the hometown.

II. Zhengzhou Software Park will help to boost the rapid development of Zhengdong New Zone

Zhengzhou Software Park lies in national-level development zone in the south of Zhengdong New Zone and close to Jiazhou Industrial Zone. The project occupies an area of over 1,600,000 square meters with estimated gross investment of more than 7 billion yuan. The project will built into a comprehensive area integrating a software science building, an exhibition center, international hotel apartment, noble housing and commercial center. The development and construction of this project will greatly promote the development of the central commercial area of Zhengdong New Zone.

The regional planning of the city is comprehensively considered for the project by integrating development of commercial and residential housing, software industry area, public facilities, roads and communications and landscape afforestation for construction from an angle of urban operation and regional development.

III. Make “a new city in the east” of Luoyang to realize integrated development of urban area

Luoyang Evergrande Oasis project is another key investment of Evergrande in Luoyang City with a total area of 3,200,000 square meters ad planned gross investment of over 15 billion yuan. With the investment and building of this project, an ecological new town will emerge in the east of Luoyang and this project will play a leading role in “eastward movement” of Luoyang proper and promotion of balanced development of urban areas.

Close to Luohe ecological area, Evergrande Oasis project will become the largest green residential quarters in Luoyang with complemented large commercial and trading center, luxurious clubhouse, indoor professional sports venue, education organization and food, beverage and entertainment facilities. In addition to the development of residential housing, the idea of “urban creation” will be adhered to in the project by planning commercial property occupying a total area of 800,000 square meters. 200,000 square meters of them will be designed for top-grade office building to attract transnational groups and large-scale enterprises to develop office economy; 300,000 square meters of them will be built into top-grade hotel to promote local travel, trade and business as well as convention and exhibition. After Evergrande Oasis project is completed, the eastern part of Luoyang will be connected with Luonan New Zone, really realizing urban integration and multi-center coexistence of Luoyang.

IV. Investment in exhibition economy to promote the industrial upgrading of the city

The meeting and exhibition sector is an important index used to measure the development and progress of a modern city. To promote urban construction and industrial upgrading of Luoyang, Evergrande plans to develop a mega international exhibition project integrating travel, recreation, meeting and vacation on the west of Longmen Mountain and the east of Wangcheng Avenue in Luoyang.  Evergrande project will make full use of local rich underground hot spring and plentiful travel resources close to Luoyang Longmen Grottoes (world heritage) to energetically develop cultural and ecological travel, hot spring regimen travel and meeting and recreation travel. This project will include a super-platinum five-star hotel up to international standard with complemented conference center, dining center, sports center, entertainment center, fitness center and commercial center.

In recent years, with respect to promotion of transformation of old urban areas and moving of factories and mines in Zhengzhou and Luoyang, Evergrande has actively and continuously paid close attention to them and planned to invest hundreds of million yuan to solve such vital issues as welfare and social insurance of urban residents and laid-off workers after urban transformation. Xu Jiayin said, Evergrande would constantly adhere to harmonious development of the enterprise and the society and people to contribute to the social and economic development of Henan.

Part Three

Xu Jiayin actively repaid the society by donating an accumulative total of 125 million yuan

While managing and developing the enterprise, Xu Jiayin takes the initiative in bearing social responsibility and continuously promotes the sense of social responsibility of the enterprise. According to incomplete statistics, Evergrande contributed money to such public interest as charities, culture, education and public security for over 80 times with a total amount of 125 million yuan, gaining widespread coverage and praise of various circles of society. Just in May 2004, Xu Jiayin donated a lump-sum amount of 10 million yuan to support the transformation of dilapidated houses in poor areas; in September 2007, he donated a lump-sum amount of 30 million yuan to help build 100 primary schools of ethnic minorities. Xu Jiayin has been engaged as honorary chairman of Guangdong Charity Federation for his frequent donation.

In 1998, most of parts of China suffered mega floods once in a blue moon and Evergrande donated 8 million yuan to support the people of disaster areas to return to their hometown.

In 1998, he donated 5 million yuan to build “Hope primary schools” in Henan.
In 1999, he donated 8 million yuan to subsidize Project Hope in Hami Prefecture of Xinjiang.
In 2000, he donated 6 million yuan to support national Project Hope.
In 2001, to subsidize destitute students and on-the-job teachers in financial difficulties in Guangzhou City, he donated 6 million yuan to Guangzhou Education Fund.
In 2003, in the light of social public security problem, he donated 8 million yuan to Public Security Fund to carry forward the traditional virtue of never hesitating to do what is right and upholding justice.
In 2003, he donated 3 million yuan to Guangzhou Charity Federation.
In August 2004, he donated 5 million yuan to support national Project Hope again.
In June 2004, he donated 3 million yuan to subsidize 100 poor university students in Guangdong Province.
In March 2004, he donated 5 million yuan to support Guangzhou to apply for the Asian Games.
In May 2004, to support “Ten Public Interest Projects” in Guangdong, he donated 10 million yuan to support the transformation of dilapidated houses in poor areas.
In December 2004, big earthquake and tsunami once in a blue moon happened to some Asian countries and regions and he donated 1,033,600 yuan to support disaster areas.
In 2005, he donated 1 million yuan when visiting Yilong County, Sichuan.
In November 2005, he donated 3 million to support the drug control of Guangdong Province.
In December 2005, he donated 4 million to support 2005 Women’s World Cup Table Tennis Match.
In August 2006, typhoon called “Bilis” happened to North and East Guangdong and most parts of the Pearl River Delta and he donated 4 million yuan to disaster relief.
In July 2007, he donated 6 million to support the drug control of Guangdong Province.
In September 2007, Xu Jiayin donated a lump-sum amount of 30 million yuan to help build 100 primary schools of ethnic minorities in Guangdong, benefiting 45,000 children of ethnic minorities in Shaoguan and Qingyuan and breaking historical record in Guangdong as far as the amount is concerned.

For these reasons, the philanthropic acts of Xu Jiayin and Evergrande Real Estate Group Limited were highly thought of by various circles of society and Evergrande Real Estate Group Limited was given national “Love Donation Award” by the State Ministry of Civil Affairs, becoming single Guangdong enterprise winning such special honor. In addition, this award was awarded by Hui Liangyu, a member of Political Bureau of the Central Committee of the Chinese Communist Party and vice premier of the State Council. On April 26, 2005, Xu Jiayin was ranked among “Charitable China – Billboard of Philanthropists of China’s Mainland in 2005” and awarded the honorary title of “Ten Major Philanthropists in 2005”. On November 16 2005, Evergrande Real Estate Group Limited was awarded the title of “Best Corporate Citizen in China” in the first group, becoming single Guangzhou enterprise awarded “Best Corporate Citizen in China” in the first group.
